Common questions.
What is the difference between office renovation and fit-out?
A fit-out takes a shell or stripped space and builds it out for the first time. A renovation works with what is already there — part of it stays, part of it changes, and usually people are still using the building while it happens. The construction is similar; the difference is that a renovation has to be sequenced around occupants, existing services and whatever the previous contractor left behind.
Can you work while we stay in the office?
Yes, and most of our refurbishment work is done that way. The office is split into zones, each zone is released in turn, and noisy or disruptive work moves to evenings and weekends. Dust screening and a daily clean-down are part of the programme, not an extra.
What approvals does an office renovation need in Dubai?
Typically a landlord or developer NOC, then the relevant authority approval for the fit-out drawings — Dubai Municipality or the free-zone authority, depending on where the premises sit — plus Civil Defence approval where fire systems, partitions or escape routes are affected. DEWA involvement follows any load change. We prepare and submit the drawings; approval timelines are set by the authority, not by us.
How long does an office renovation take?
The construction is rarely the long part. Approvals and long-lead items usually set the date. A straightforward partition-and-finishes refresh can run in a few weeks; anything touching AC distribution, fire systems or the electrical load takes longer because the approval has to come first. We give a programme that shows the approval window separately, so you can see what is actually driving the date.
Do you handle the MEP, or subcontract it?
We do it ourselves. Electrical, HVAC and plumbing are our own licensed trades and our own crews. On a renovation that matters more than on a new fit-out, because most of the risk sits in altering services that are already live and only partly documented.
Can you work on an office that is still under a landlord's reinstatement obligation?
Yes — we do both ends of that. Demolition and reinstatement back to landlord condition is a licensed trade for us, and we have delivered strip-out and reinstatement packages. If you are taking on a space that someone else is reinstating, we can survey what you are actually inheriting before you sign.
