Scope

What a service actually covers.

The difference between a cheap visit and a real one is what gets measured and written down. Below is what we do on every planned visit, and what gets recorded.

  • Evaporator and condenser coils cleaned — chemical where fouling warrants it
  • Drain pan and condensate line flushed and flow-tested
  • Refrigerant pressures read and compared against design figures

  • Thermostat calibration and airflow at the grille checked

Intervals assume normal commercial use in Dubai conditions. A kitchen, a workshop or a site near open ground will need more frequent attention, and we will say so after the survey rather than after the breakdown.

Duct cleaning

Clean units, dirty ducts.

A serviced unit pushing air through loaded ducting still delivers poor air. Duct cleaning is separate work and should be priced and scheduled separately.

  • Access panels formed where none exist, and made good afterwards
  • Mechanical brushing with vacuum extraction under negative pressure
  • Grilles, diffusers and volume control dampers removed and cleaned
  • Drain pans, coils and plenum chambers cleaned at the same time
  • Before and after photographs at each access point

  • Dust visible at supply grilles, or settling quickly after cleaning
  • Persistent smells that return after the units are serviced

Repair or replace

When a unit is worth keeping.

We quote the repair and the replacement side by side with the running-cost difference, and let the numbers decide. A contractor who only ever recommends replacement is selling units, not maintenance.

Questions

Common questions.

How often should an AC system be serviced in Dubai?

Most split systems need servicing every three months and ducted or VRF systems every three to six, because dust load and run hours here are far higher than the manufacturer's temperate-climate assumption. A system running continuously through summer in a dusty location may need more.

What should a proper AC service include?

Filter clean or replace, evaporator and condenser coil clean, drain pan and condensate line flush, gas pressure check, electrical connections and contactor check, thermostat calibration, airflow check and a written record of the readings. A visit that only changes a filter is not a service.

How do I know if the gas needs charging?

Low cooling with normal airflow, ice on the suction line, or a measured pressure below the system's design figure. Gas does not get consumed — if a system needs charging repeatedly there is a leak, and recharging it without finding the leak is throwing money away.

Do you clean ducts as well as the units?

Yes. Duct cleaning is separate work from unit servicing: brushing and vacuum extraction through access points, grille and diffuser cleaning, and where specified, inspection of the internal lining. Dust and biological growth in ducting affects air quality regardless of how clean the unit is.

Can the work be done without shutting the premises?

Usually. Units are taken offline in sequence rather than all at once, and heavier work such as duct cleaning is scheduled for evenings, weekends or quiet periods so the space stays usable.

What happens if a unit fails outside a scheduled visit?

Under a maintenance contract, four hours for an emergency and twenty-four hours for a standard call-out — written into the contract, not offered as a courtesy. Without a contract, we attend as capacity allows.
