Deep cleaning with a record of what was done.
Apartments, villas, offices and commercial premises — plus water tanks and AC ducting. Scheduled around occupancy, documented, and carried out by our own staff.
What a deep clean should reach.
The test of a deep clean is the places nobody looks at until they are inspected. Below is what we cover as standard, and what is quoted separately because it is specialist work.
- Kitchens — appliances moved and cleaned behind, extract grilles and filters removed, cupboards inside and out
- Bathrooms — grout, sanitaryware and shower screens descaled, traps cleared, sealant cleaned
- Floors — scrubbed, grout cleaned, hard floors machine-cleaned where suitable
- Glass, frames, tracks, skirtings, switches, door furniture and high-level dust
- Balconies, service areas and the parts of a unit that get missed
- Water tank cleaning and disinfection
- AC duct and grille cleaning
- Upholstery, mattress and carpet extraction
- Facade and external glass at height
- Post-construction dust clearance
Tanks and ducts are not cleaning.
Both are routinely sold as part of a cleaning package and then skimped. They are separate operations with their own method, and they should appear separately on the quotation.
| Work | What it involves | Typical frequency |
|---|---|---|
| Water tank cleaning | Drain, mechanical clean of walls and base, remove sediment, disinfect, rinse, refill; photographs before and after | Twice a year |
| AC duct cleaning | Access panels formed, mechanical brushing with vacuum extraction, grilles and diffusers removed and cleaned | Annually, or after any construction work |
| Post-construction clean | Full dust removal including above ceiling, film and adhesive residue removal, second pass after settlement | Once, before handover |
| Move-in / move-out clean | Full deep clean plus making good, so the unit meets handover condition | On change of tenancy |
Frequencies are the common standard for Dubai conditions. A tank in direct sun, or a building near open ground, will need more.
Cleaning around people still working.
Half of what we deliver in Dubai is inside premises that never close. Cleaning is the easiest trade to schedule around occupancy and the one most often got wrong.
- Evening, night and weekend shifts for offices, clinics and retail
- Section by section, so part of the floor is always usable
- Wet areas signed and cordoned, never left unattended
- Low-odour products where people return the next morning
- Area handed back dry, clear and usable at the end of every shift
- Signed sheet of areas covered, crew and hours
- Products used, with data sheets on request
- Photographs for tank, duct and post-construction work
- A named contact for anything found and not fixed

AC maintenance and duct cleaning
Common questions.
What is the difference between deep cleaning and regular cleaning?
Regular cleaning maintains surfaces. Deep cleaning goes behind and under them — appliances moved, grout and sanitaryware descaled, extract grilles removed, upholstery and soft surfaces treated, and the areas a weekly clean never reaches. It is measured in hours of labour, not in visits.
How long does a deep clean take?
A one-bedroom apartment is usually a half day with a small crew; a villa or an office floor is a full day or more. We give the hours and the crew size in the quotation rather than a flat figure, because the honest answer depends on condition, not size alone.
Do you clean after construction or fit-out work?
Yes, and it is different work. Post-construction cleaning means removing fine dust from every surface including above ceiling level, cleaning glass and frames, removing protective film and adhesive residue, and usually a second pass once the dust that was airborne has settled.
How often should a water tank be cleaned?
Twice a year is the common standard for domestic and commercial tanks in Dubai, and more often where the tank is exposed to heat or the supply has visible sediment. The work means draining, mechanical cleaning of walls and base, disinfection, rinsing and refilling, with before and after photographs.
Can you clean while the premises stay in use?
Yes. For offices, clinics and retail we normally work evenings, nights or weekends, section by section, so the space is usable the next morning. For occupied homes we phase room by room.
Do you provide a record of what was done?
Yes — a signed sheet listing the areas covered, the crew and hours, the products used, and photographs for tank and duct work. For managed buildings this is usually what the building asks to see.
Tell us the size of the space and its condition.
We will quote the crew and the hours rather than a flat figure, and say plainly which parts are standard and which are specialist work.
