Where home renovations actually fail.
Almost every expensive remedial job in a Dubai apartment traces back to a bathroom that was tiled over a membrane that was never tested — or never there.

Starting without the NOC is the fastest way to have a job stopped, and in a managed building it can mean losing access for weeks.

Common questions.
Do you renovate apartments as well as villas?
Both. Apartments are usually tighter on access, building-management rules and working hours; villas are larger in scope and often involve external works, their own plant and landscaping. The trades are the same — the constraints are different, and they are what shape the programme and the price.
What permits do I need to renovate in Dubai?
For an apartment, the building management or owners' association normally issues an NOC, and the works have to run inside their permitted hours and rules. For a villa, Dubai Municipality or the master developer approves alterations — and anything structural, or any change to the external envelope, needs approval before work starts. We prepare and submit; the authority sets the timeline.
Can you do just the bathroom or just the kitchen?
Yes. Single-room renovations are routine — they are also where most of the waterproofing risk sits, which is why we tank wet areas properly and test before tiling rather than taking the previous contractor's word for it.
How disruptive is it if we stay in the property?
Manageable in a villa, hard in a small apartment. Where you stay, we seal the work area, keep one bathroom and the kitchen running wherever the sequence allows, and clean down daily. We will tell you honestly if a scope really needs you out for a period rather than pretending otherwise.
Do you handle the whole job or only the building work?
The whole job — demolition, plaster, tiling, carpentry, painting, electrical, plumbing and AC are all licensed trades we staff directly, plus the final clean. That matters in a home renovation, where the gaps between separate trades are usually where the leaks and the delays come from.
What about moving out and making good at the end of a tenancy?
That is a separate service — HomeMove, our residential move-out package: paint, clean, make-good, moving and set-up. If you are renovating before a sale or a new tenancy, the two often run together.
