What a planned visit actually covers.
- Split and ducted AC — filter clean, drain line clear, gas pressure and cooling check, thermostat test
- Plumbing — taps, mixers, traps, flush units, water heater check, visible leak inspection
- Electrical — distribution board, sockets, switches, light fittings, exhaust fans
- General building — door hardware, hinges, handles, sealant lines in wet areas, minor carpentry
- Replacement of major equipment — compressors, water heaters, pumps, distribution boards
- AC duct cleaning, pest control, pool and garden care
- Damage from accidents or misuse
- Upgrades, new installations and renovation work

Which plan suits your apartment.
A building handed over in the last three or four years, lived in by the owner, usually needs the two planned visits and little else. Essential is normally the right plan, and the call-out allowance is rarely used up.
Older AC units fail more often, and a tenant will call the moment something stops. Comprehensive removes the argument about who pays for each call-out, which is why most landlords with a single let choose it.

Indicative 2026 Eco Formax prices start at AED 1,200 a year for a studio, AED 1,600 for a 1-bedroom, AED 2,200 for a 2-bedroom and AED 3,000 for a 3-bedroom apartment on the Essential plan. Comprehensive plans run from AED 2,200 to AED 5,200. Prices exclude VAT.
What does an apartment AMC cover?
Planned maintenance visits and repair call-outs for air-conditioning, plumbing, electrical and general building items, with labour included. The Comprehensive plan adds quarterly visits, unlimited call-outs and minor consumables such as fuses, washers, AC filters and sealant.
How fast do you attend an apartment breakdown?
Response windows are written into the contract: emergency call-outs within 4 hours and standard call-outs within 24 hours. Written quotations for additional works follow within 48 hours.
Do tenants or landlords pay for an apartment AMC in Dubai?
It depends on the tenancy contract. In many Dubai leases the tenant is responsible for minor maintenance up to an agreed value and the landlord covers major repairs and equipment replacement. An AMC can be held in either name — we issue the contract and invoices to whoever signs.
Can you cover a whole residential building rather than one apartment?
Yes. Buildings are priced on survey rather than per unit, because common areas, pumps, tanks, lift interfaces and chiller arrangements differ from block to block. We survey the property and issue one contract covering the units and the common areas.
Is an apartment AMC cheaper than paying per call-out?
Usually, yes. A single call-out in Dubai often costs AED 150–350 or more before parts, so two AC services and a few repairs a year can cost more than an Essential plan — and planned visits catch problems before they become breakdowns.
