Annual maintenance contracts that answer the phone.
Planned and reactive support for buildings already in use. Response windows are written into the contract, not offered as a courtesy — and the crew that built the space is the one that comes back to it.

The twelve trades we are licensed for
Common questions.
How fast do you respond to a breakdown?
Response windows are written into the contract: emergency call-outs within 4 hours and standard call-outs within 24 hours. Written quotations for additional works follow within 48 hours.
Can an AMC start straight after a fit-out?
Yes. An Annual Maintenance Contract is available from the day the site is handed back, alongside the twelve-month workmanship warranty.
Do you cover villas and apartments as well as commercial buildings?
Yes. We deliver planned and reactive maintenance for residential, commercial and healthcare facilities, scheduled around your operating hours.
What do I receive after each visit?
A signed job sheet and an updated asset record; planned visits include an asset condition report.
What an annual maintenance contract should actually contain.
Most annual maintenance contracts in Dubai are priced before the scope is written. That is how a building ends up paying twice — once for the contract, and again for everything the contract quietly left out.
- A planned-visit schedule listed by asset, with frequencies — not the phrase “periodic inspection”
- Response windows as contractual terms: four hours emergency, twenty-four hours standard
- A named engineer and a named escalation contact, not a call centre
- An asset register handed over at mobilisation and updated at every visit
- Minor consumables included and itemised, so small repairs do not arrive as variations
- Permitted working hours and access routes agreed for buildings that stay occupied
- What is excluded, in writing — pools, landscaping, specialist plant, chillers above a stated tonnage
- Whether call-outs are capped, and what happens once the cap is reached
- Who pays for spares, and at what mark-up on supplier invoice
- Whether the price escalates at renewal, and against what index
- What notice ends the contract, and whether the asset records leave with you
- Whether the technicians attending are the contractor’s own staff or subcontracted job by job
Planned, reactive, and the gap between them
An annual maintenance contract covers two different things, and the difference is where disputes start. Planned maintenance is the scheduled work — filter changes, coil cleaning, panel thermography, drainage flushing, pump and plumbing checks — carried out on dates fixed at the start of the year. Reactive maintenance is the call-out when something fails between those dates.
A contract priced only on planned visits looks cheap and behaves expensively, because every failure becomes a quotation. One priced as comprehensive looks dearer on the first page and absorbs the failures. Neither is wrong — but a building owner should know which one they have bought, and the scope should say so in plain terms rather than leaving it to be argued at the point of breakdown.
For buildings that cannot close — clinics with patients, offices with staff at desks, warehouses still shipping — the practical test of an annual maintenance contract is not price. It is whether the crew can work around occupancy: phased access, night and weekend shifts where needed, dust screens, and the area handed back clean at the end of every shift.
